HERRIMAN — Real Vista Drive and Juniper Crest Road open to traffic on Tuesday, October 6, along with a new traffic signal at the intersection with Mountain View Corridor, the city stated in a notice posted Sept. 29 1. It states that the off-site improvements — an 8-foot-wide asphalt path and water-wise landscaping along the south side of Juniper Crest Road from approximately 4600 West to the current terminus of the road — will be completed with the extension, with an anticipated completion date of Sept. 15, 2026 3. It states that a gap of about 1,100 linear feet between 4600 West and 4800 West will have no sidewalk until the Laguna Pointe subdivision builds one, at which point Juniper Crest Road would have sidewalks on both sides along its full length from Rosecrest Road to Mountain View Corridor 3. The developer is responsible for the cost of those improvements, with no impact on the city budget, the report states 3.
The report records that the developer held the community meeting the agreement requires on those plans at Herriman City Hall on Feb. 12, 2026, that several residents attended and that feedback was generally in support of the proposed improvements, and that one resident emailed city staff asking for more evergreen plants, juniper specifically, to coincide with the name of the road 3.
The city built the intersection. Herriman's quarterly capital projects report, dated Oct. 30, 2025, lists the Real Vista and Mountain View Corridor intersection improvements with an FY26 budget of $900,000, a design agreement of $40,507 and outside funding of $520,000, and reports the design agreement as 92 percent paid 4. The report describes the scope as roadway widening, curb, gutter, asphalt trail, traffic signals and storm drain infrastructure, and states the work "will match the width that will be coming from the end of Juniper Crest and provide a signal and connection for when Juniper Crest is built out to Mtn View" 4. It states that design was complete and re-permitting, that construction was to begin in spring 2026, and that UDOT permitting was complete 4.
The development agreement that now carries the road deadline drew a request for exactly that. On Oct. 2, 2024 the Herriman Planning Commission recommended approval of a general plan amendment, a zoning map amendment and the Panorama master development agreement covering about 1,716 dwelling units and about 36.8 acres of commercial uses on about 330.3 acres of vacant property at approximately 15202 S. Mountain View Corridor Highway, the commission's minutes state 5. The minutes record the applicant telling the commission that there was no commitment to finish the road in the agreement, and that the road needs to be finished before the development can build almost anything because the developers need it for access 5. The commission added a recommendation on "addressing the timely for Juniper Crest Road construction completion" to its motion on the agreement, which passed 6 to 0 with one commissioner absent and two alternates not voting, the minutes state 5. The city lists the agreements' approvals as November 2024 2.
Mountain View Corridor is itself being prepared for more traffic. UDOT stated on Aug. 4, 2026 that it was beginning nightly single-lane closures on the corridor between 13400 South in Riverton and Porter Rockwell Boulevard in Herriman to repave some of its oldest segments, part of the original road that opened in 2012, with the work expected to continue through September 6. UDOT states it is designing the freeway section between Porter Rockwell Boulevard in Herriman and Old Bingham Highway in West Jordan, with two lanes in each direction, auxiliary lanes at select locations and ramps connecting the new freeway to the existing divided highway, and that construction is expected in 2027 6. The corridor is planned to become a 35-mile freeway from Interstate 80 in Salt Lake County to State Route 73 in Utah County 6.
What follows the opening: the off-site landscaping along Juniper Crest Road is due by the end of 2026 under the city's account of the agreement and had an anticipated completion date of Sept. 15, 2026 in the staff report 23; the sidewalk gap is to be closed with the Laguna Pointe subdivision 3; and the corridor's freeway phase is expected to begin construction in 2027 6.
